What are the lease terms at The 818?

We offer 12 installment leases. (8/14/2027-7/31/2028)

What appliances are provided in each unit?

Refrigerator with ice maker, stove/oven, microwave, dishwasher, and washer/dryer.

What furniture is included?

Furniture package varies by floorplan
Living Room – Couch, TV stand with a 65 inch TV, coffee table, bar stools in the kitchen.
Bedroom – Mattress and bedframe, desk and desk chair, 2 dresser drawers and bookshelf that fit under your bedframe and a 55 inch TV.

What if I do not have roommates?

No problem! We offer a roommate matching service and you can stop by our leasing office to take a look at the profiles of other people needing roommates as well.

Do I need my parent/guardian with me to sign a lease agreement?

To sign a lease agreement we do NOT need your parent/guardian present. All guarantors will receive a link to complete their part online.

I'm not a student, can I still apply?

Yes! You do not need to be a student in order to live at The 818. We lease to anyone who qualifies.

What utilities are included with rent?

High speed internet.

Are pets allowed?

The 818 is a non-pet friendly community. We do allow ESA and service animals with approved paperwork. Please contact the office for more information.

What type of leases do you offer?

We offer individual leases. This is a great option for you since each person is responsible for their own portion of the rent and not their roommates.

When is rent due?

Rent is due every 1st of the month.

Do I need renter's insurance?

You’re required to have at least $100,000 in liability protection.

I don't move in until the middle of August, is August rent prorated?

No – your lease agreement is a rental installment lease, similar to an on-campus housing contract. The total value of your apartment from August through the end of your agreement is divided into 12 equal installments due on the 1st day of each month of the contract beginning August 1st.

What happens if I need to cancel my lease?

Please reach out to The 818 staff to let them know immediately. You will need to work on finding a replacement resident to take over your lease agreement and pay a release fee.

The 818 offers individual leases which means you are only responsible for your student and not their roommates.

Roommate Matching

No roommates in mind… No problem! The 818 offers a great roommate matching program that will give each individual the opportunity to meet prospective roommates prior to moving in together. Every resident completes a resident profile during the application process that will assist in roommate matching. It’s extremely important to be accurate in these profiles so we can find the best match for you.

24-Hour Clubhouse

Within the Clubhouse, there are a ton of amenities for everyone to enjoy. On-site management and maintenance is also available in the clubhouse on a daily basis to assist with any resident needs.

Resident Events & Services

The 818 staff strives to provide the highest level of service to each and every resident. Weekly and monthly events are planned for the enjoyment of each resident. Keep an eye out each month for resident event emails or follow us on social media @livethe818.
